Secondary co-ownership in the mountains of Val Thorens: what services can you expect?

With Alpine Syndic, you can take advantage of high-quality services to manage your co-ownership, whether it’s a block of holiday flats, a residential complex or a group of local shops.

Our activities fall into three main categories:

  • Administrative and legal management
  • Financial and accounting management
  • Technical management and maintenance

Administrative and legal management of your co-ownership

Managing relations with co-owners, providing advice and mediation in the event of disputes

Alpine Syndic is committed to clear and effective communication with all co-owners. We offer an advisory and mediation service to resolve any disputes that may arise within the co-ownership.

Our team is available to listen to co-owners’ concerns and facilitate constructive discussions, ensuring a harmonious and cooperative environment.

The articles of association are followed by General Meetings tailored to your needs.

We take care of organising and holding General Meetings, which are essential for collective decision-making. We ensure that each meeting is well prepared, with clear agendas and accurate minutes. Our goal is to ensure that every co-owner has a voice and can actively participate in decisions that affect their residence, which is why we make sure that at least one-third of co-owners are represented at General Meetings.

We organise annual general meetings taking into account the specific calendar of the ski resorts, concentrating meetings until 30 April and avoiding the period from May to September. To meet the needs of co-owners who live far away, we offer postal voting, an option authorised since the health crisis.

Account managment

Managing the accounts of the co-ownership is one of our priorities. We keep a close eye on finances, providing clear and detailed reports on expenses and income. This allows co-owners to monitor the financial status of their building with complete transparency.

Taking out and monitoring insurance policies for the building

We take care of taking out and monitoring the insurance policies needed to protect the building and its occupants. This includes comprehensive insurance and other specific coverages, ensuring security and peace of mind for co-owners.

Implementation of collective decisions

Alpine Syndic ensures that all decisions made at General Meetings are implemented effectively and within the specified time frame. We ensure that every action decided collectively is implemented, thereby strengthening trust between the property manager and the co-owners.

Financial and accounting management

Preparation and monitoring of the provisional budget for the co-ownership

We draw up a detailed provisional budget that reflects the needs and plans of the co-ownership.

This budget is regularly monitored and adjusted based on actual expenditure and unforeseen circumstances, thereby ensuring sound and predictable financial management.

Calling and collecting co-ownership charges from co-owners

Alpine Syndic handles the collection and recovery of co-ownership charges.

We establish clear procedures to ensure that each co-owner contributes fairly to common expenses, while remaining attentive to special circumstances that may require a more personalised approach.

Transparent accounting in accordance with legal requirements

We guarantee rigorous accounting practices that comply with current legal requirements. Our financial reports are available to co-owners, ensuring complete transparency in the management of the property’s funds.

Management of any unpaid amounts and implementation of collection procedures

In the event of unpaid bills, we implement appropriate collection procedures while seeking to maintain a positive relationship with the co-owners concerned. Our approach is both firm and understanding, aiming to resolve financial issues without creating unnecessary tension.

Payment of service providers (suppliers, contractors, maintenance staff)

We manage payments to service providers, including contractors and maintenance staff. This includes verifying invoices and managing contracts, ensuring that services are provided in accordance with the expectations of the co-owners.

Technical management and maintenance

Ordering and supervising work

We take care of ordering and supervising the work required to maintain and improve the condominium. Our team ensures that the work is carried out on time and to the required quality standards.

Regular inspection of common areas

Alpine Syndic carries out regular checks of the common areas to ensure that they are well maintained and comply with safety standards. This includes frequent inspections and reports on the condition of the common facilities.

Management of maintenance contracts (lifts, central heating, common areas)

We manage all maintenance contracts necessary to ensure the smooth operation of shared facilities, such as lifts and central heating. This includes scheduling maintenance and monitoring service providers to guarantee high-quality service.

Technical diagnostics and monitoring of regulatory compliance

We carry out regular technical inspections to ensure that the condominium complies with all applicable regulations. This includes monitoring any necessary upgrades to ensure the safety and comfort of occupants.
